Confused by Magistrate’s ruling

I’ve appealed before the Magistrate and recently received the ruling. My appeal asked for a reduction of RMV from ~$164K to ~$100K AND to deny the exception applied to MAV.  I’m in the process of remodeling, that’s what the exception was about. The heart of my confusion is that the court partially agreed with my RMV argument by lowering RMV to $124K, but they did not deny the exception. My argument was that because my property was overvalued in the prior year, the value of any remodeling was moot because the net change to RMV is negative (NOTE: even including the impact of market trend for the time period). How can this be and do I have any options other than continuing the appeal to the next higer level?

    Appears you are in the same trap that many property owners face, posturing by the judge and siding with the status quo. Could you imagine if these judges followed property tax laws established when real estate values had no end in sight and gave you the tax reduction you are entitled, we would be broker than we are as a nation.

    Very common what is happening, most “tax appealers” go away and appears you will continue the fight, best of luck.
