Farm classified as commercial office

I am a farm and they have assessed me as commercial since I have an office here, 3 acres of my 37.5 are assessed at a sky rocketed amount. i cannot afford legal help and just finished a divorce. is there anyway i can get fixed, i owe over 20k so far and there is no way out. thank you susan anderson

    Is the office your office or is it an office building you lease? If you are successful in reclassifying the assessment, unfortunately this savings will not apply retroactively. Work with the assessors office in making a pay plan of the back tax while you work to get your property reclassified as agricultural.

    Who do I contact? I had the tax company here and they were very difficult, they did not want to admit a mistake the assessor was new at her job and I was not able to deal with it when it happened due to other troubles. My office in the front of my barn it is 30 x 10, they have billed me for 3 acres of commercial taxes. I am private organic farm who consults on wellness on my farm, I raise chickens too. They want over 20 k, I do not make that in a year.

    You will unfortunately need to work with the assessors office to get your property reclassified as agricultural. If the majority of your real estate is utilized as what your county classifies as farming, then get your property classified accordingly. As you know commercial tax rates are higher than agricultural. Also if they have your property classified as commercial and the highest and best use is farmland, your property’s taxable value is likely inflated, causing more unnecessary payments.

    Most of this can be handled over the phone directly with the assessor. If you cannot afford an attorney or other consultant to handle the appeal, do not be afraid of the process and is usually simple and starts with a call to your local assessor.
