Over assessed in Oregon

I paid 165,000. for this property and just received my property tax bill. They have the property valued at 327,000. I asked to have the property re-assessed. I was told someone would contact me in a week to come by. I never heard from anyone, instead I just received a new tax bill for 2012 and they only lowered the value 4,000. then added the 3% rate.

    I too am in Oregon and bought a property assessed much higher than what I paid. The short explanation is probably that your purchase was considered a ‘distressed’ sale and not indicative of true market value. Your recourse is to appeal, you have until the first business day on or after 12/31 of the year the taxes were due. Since I’m writing this on Jan 8th, it’s too late, but that doesn’t mean you can’t appeal this year. You’ll have to collect evidence of true market value using other sales, un-distressed only. Take note that the value used in determining your RMV is Jan 1 of the year taxes are due. So start finding sales now to have evidence for the appeal you’ll file near the end of this year. If you managed to get your appeal in for last year, your comparable sales will have to be time-adjusted to 1/1/2011. The first appeal goes before a board (BOPTA) and your county assessor will see your appeal submission before the board convenes and has the option to negotiate a settlement with you if they don’t want to let it go before the board.
